Notice of Zoning Board of Appeals Hearing: June 8, 2026ZONING BOARD OF APPEALS HEARING NOTICE IS HEREBY GIVEN that the Zoning Board of Appeals of the Town of Clay, New York on June 8, 2026, will hold a pre-agenda meeting at 5:30 P.M. in the Jury Room, followed by the Regular Meeting, public hearings beginning at 6:00 P.M., at the Clay Town Hall, 4401 State Route 31, Clay, New York, on the following matters: Case #2001 – Greg Fischel (Allied Sign Company), 3567 State Route 31, Tax Map #019.-02-29.1. The applicant is seeking two Area Variances pursuant to Section 230-22C(1) – Maximum square footage for a Freestanding Sign, for an increase in square footage from the maximum 32 square feet to 59 square feet; and for an increase in the maximum number of wall signs from 2 to 3. The property is in the One-Family Residential (R-10) Zoning District. Case #2005- Paul Licari, 8894 Caughdenoy Road, Tax Map #048.-01-06.0. The applicant is requesting two Area Variances pursuant to Section 230-17D(4)(b)[1][a] for a reduction in the front yard setback from 200 feet to 30 feet and Section 230-19A(5) for a reduction in Highway Overlay Type C setback from 115 feet to 54 feet to permit construction of a warehouse and accessory parking. Notice of Planning Board Hearings: May 27, 2026PLANNING BOARD HEARINGS NOTICE IS HEREBY GIVEN; that the Regular Meeting of the Planning Board, of the Town of Clay, will be held on May 27, 2026. The pre-agenda meeting begins at 7:00 P.M. and public hearings start at 7:30 P.M., at the Clay Town Hall, 4401 State Route 31, Clay, New York pursuant to applicable provisions of the Town of Clay Zoning Ordinance to consider the following: Case #2026-025– for a SITE PLAN application by Community Bank N.A. to allow construction of a new bank and accessory drive-thru on a pad located on the easternmost portion of a parking lot of an existing commercial plaza. The property which is the subject of the application is located at 4000 State Route 31, Tax ID # 055.-01-03.1. The property is in the Regional Commercial (RC-1) Zoning District. Case #2026-030 - for a ZONE CHANGE REFERRAL application by West Herr Automotive Group requesting a rezone of the property located on State Route 31 from the Neighborhood Commercial (NC-1) Zoning District to the Highway Commercial (HC-1) Zoning District, Tax Map ID# 020-01-14.5, for the expansion of an existing parking lot to serve additional vehicle inventory for the dealership.
